Stop Being Just Another Realtor: 6 Marketing Mistakes You're Making (And How to Fix Them)

What Most Realtors Do

Most agents don't have experience in marketing or content creation, so they:

  • Copy what other agents post on social media

    Or

  • Pay for software like Keeping Current Matters to schedule posts

Here's Why This Doesn't Work

There are more licensed real estate agents than houses on the market for sale. Everyone either knows a realtor or knows someone who does. If you're still doing what everyone else does, you're just lazy.

Lazy Marketing = Bad Marketing

BUT...

Bad Marketing ≠ Lazy Marketing

Let me break this down. It's kinda like how all squares are rectangles, but not all rectangles are squares. If you make a video and put genuine thought & effort into it, and then it doesn't perform well, that's fine. You are growing, learning, testing. Over time, you'll get better. You have to be a disaster before you become the master, right?

People will respect and appreciate you more for trying to put out valuable content. If you're doing what everyone else is doing, people will scroll past your posts without even batting an eye.

Top 6 Things You NEED to STOP DOING FOREVER and What I Recommend Instead

1. Just Listed Graphics

Problem: Literally no one cares that you listed a house. They don't want to see your headshot from 10 years ago with your company and logo in the corner. They only want to see what the kitchen, bathrooms, master bed, etc., look like.

Recommendation A: Take photos of the house. People will figure out that you're the one selling when they see your sign in the yard. Put the other details in your caption.

Recommendation B: Do a video walkthrough showcasing the best parts of the house.

2. Price Reduction Graphics

Recommendation A: Record a video announcing a flash sale.
Example: "Because it's Christmas time, for anyone who offers at or above asking, we'll take off $25K." You still reduce the price as normal but market it as a sale so people think they're getting a deal.

3. Just Sold Graphics

Problem: Again, no one cares.

Recommendation A: Record a testimonial video of your client sharing the problems you solved for them. People are more likely to believe a stranger talking about how good you are than you bragging about it.

4. Market Stats Infographics

Problem: The average consumer reads at a 3rd-grade level. Do you really think they know what Avg DoM, List/Close %, Actives vs. Under Contracts vs. Closed, etc., mean? People don't care about the numbers.

Recommendation A: Remember these two laws of marketing:

  • Facts Tell
  • Stories Sell

What's In It For Me: Record a video sharing what the data means for the consumer.
Example: If you work with sellers and the List/Close % is high, DON'T post an infographic. Share a story of someone who recently sold and what they did with the extra money.

5. Generic Seasonal Infographics

Problem: Examples include "New Year. New Home" or "Spring into your new home this April." These provide no value to anyone.

Recommendation A: Just don't.

6. All Infographics

Problem: Any infographics that look like they were made on Canva—just throw them out.

Recommendation A: Video converts at a higher %. Record yourself sharing the information instead.

Be Different to Stand Out

Even though the majority of the industry does these 6 things, in marketing, if you can't be the best, be different. Being different is your key to more engagement and more clients.
